My father has 2 cents of gramma natham land which has patta as well as settlement deed. We already have one small shop in that land and now we are planning to demolish it and to rebuild new shops in whole area by ground + 2floors. All are for commercial purpose. Can we get building approvals for this? We need land as well as building approvals to get bank loan. Is it possible. Please help me.

The competent authority, i.e., the Block Land Reforms office or Circle office, must grant conversion permission before using residential land for commercial purposes, class of land, or property. Therefore, in order to use a residential plot for commercial purposes in accordance with the established processes for converting the class of land, you must first obtain permission from the relevant government. You must request the Municipal authorities's approval of the Building Plan after receiving the conversion certificate from the relevant authorities. A.Dear Client,
Use of residential land for commercial purposes, class of land, or property requires conversion from the Competent authority i.e,, Block Land Reforms office/Circle office. So, first of all, you need to take approval from the concerned authority for using a residential plot for commercial purposes following the standing procedures of conversion of the class of land. On receipt of the conversion certificate from the concerned authority, you need to apply for approval of the Building Plan from the Municipal Authority.
