A.Dear Client,
When an individual or body of individuals(Company) occupies a property that is under his/their possession for more than 12 years, the title/ownership of the property on a claim is devolved upon the occupiers of the property on the ground of adverse possession. The Transfer of Property Act, 1882, governs adverse possession. According to the law of adverse possession, if a person/company continues to be in possession of a property for 12 years or more, he is granted ownership rights to the property. In simple terms, if the occupier continues to occupy a unit for 12 years without any interruption from the owner, he gets owner status for the property. A.Dear client,

a) Adverse Possession on Different Properties: In some legal systems, it is possible for a person to claim adverse possession on different properties at the same time. Adverse possession refers to the legal principle that allows a person to gain ownership of a property they have openly occupied and used without the permission of the actual owner for a specified period. The requirements for adverse possession typically include continuous, exclusive, notorious, and hostile possession of the property for a certain number of years.

If an individual meets the criteria for adverse possession on multiple properties and satisfies the legal requirements for each case, they may be able to claim ownership of these properties concurrently.

b) Adverse Possession by a Private Limited Company: In some jurisdictions, private limited companies may also be eligible to claim adverse possession under certain circumstances. The ability of a private limited company to claim adverse possession would depend on the specific laws and regulations governing adverse possession in the relevant jurisdiction.

The legal requirements and procedures for adverse possession may differ when the claiming party is a private limited company compared to an individual. The company may need to demonstrate that it has continuously occupied and used the property without the owner's permission for the required period and meets all other relevant criteria.
