A.Dear Client,
When an individual or body of individuals(Company) occupies a property that is under his/their possession for more than 12 years, the title/ownership of the property on a claim is devolved upon the occupiers of the property on the ground of adverse possession. The Transfer of Property Act, 1882, governs adverse possession. According to the law of adverse possession, if a person/company continues to be in possession of a property for 12 years or more, he is granted ownership rights to the property. In simple terms, if the occupier continues to occupy a unit for 12 years without any interruption from the owner, he gets owner status for the property.
