Is obtention of Durasthi mandatory before I can sell my agricultural land in Coorg . I am trying to dispose off my estate acquired in 2006. Now the brokers are stating that I have to have Durasthi before I can sell my land. Can you please guide me regarding the extant guideline in Coorg.

The Karnataka Land Reforms Act (2020) has removed Section 79B, allowing anybody from a non-farming Indian family to buy agricultural property in the state. The maximum number of agricultural land units a person may possess has been increased to 20. Individuals are restricted to 10 units of agricultural land. Documents required to sell or buy agricultural land in Karnataka 2022 are 1) a Document proving the seller’s identification and right to sell the property, 2) Sales contract including selling price, timing, and advance payment, 3) Stamp duty receipt, 4) Registries of property 5) Deed of Title in Its Original Form 6) Deeds of the Past 7) Tax Payments 8) For the Registration of the Land, two witnesses are required, 9) Deed to transfer title from seller to buyer in real estate transactions. 10) Conveyance document or Patta book (EC) 11) Tehsildar’s NOC 12) Extract from the Record of Rights 13) Extract from the Mutation Register, 14) Records of Surveys 15) Hiss Tippani & Hissa Survey Sketch, 16) Akaraband Atlas, 17) Map of the Village 18) Family history, 19) Any identification, for example, an Aadhar Card, a Pan Card, or an Election Identity Card. 20) Death certificates (if relevant).
