Painting charges

As a owner i had mentioned the what paint was used (slightly on the expensive side) nd i have gotten it written in the agreement
Price of the painting wrk is expensive than 1 month rent of 2bhk
Also house is in terrible condition
Now they refuse to pay even though m sending all the bills and everything according to professionals
They stayed in for 11 months according to agreement

Painting of rooms and other civil work is considered as normal wear and tear arising out of the age of the building and standard of use and expenses towards the said purpose is obligatory on the part owner even you mentioned in your rent agreement. Tenants are now well-guarded under relevant law. Any terms of the rent agreement if appear unfair and biased, litigation over the issue may cost you more apart from other consequences. So, look before you leap.

A.Dear client,
You can file recovery suit against your tenant for refusing to pay the painting charges. Keep the agreement, bills and photographs of home (terrible condition) which can be produced as evidence.
