Hi Sir, My aunt has done the following troubles:
1. My aunt requested us to allow her to use my store room whenever she visited the village, we gave the duplicate key to him in 1995, in 2021 covid time she did some cleaning and made it look like she resides there and not vacating.
2. In 2021 aunt told me that she would take care of my coconut land(85 trees) and will pay the amount share, this was discussed on call, i have call recordings as proof. but after 1.5 years she dint paid any money nor she took care of land like(plough/clean etc) i lost around 60k rupees.
3. At the same time above my12 fences worth 20k rs were stolen for this i dont have any evidence but her land which is adjacent to mine was empty got fences, and at my fences area at the same spot, her new coconut saplings were planted.
4. The same aunt for the first time asked a third person to grow ragi crop in my land along with hers. The third person said the truth on call but now changing statements. I have proof videos/photos/calls.

I filed a police complaint for all the above 4 issues but they filed NCR(non-cognizable report) also inquiry is not proper and they say its all civil cases.
--> For call recordings(1.5 years coconut amount dint paid) they told me to go consumer court. Is this right?
--> For not vacating home, police say it is not criminal but civil, aunt dint provide any proof to police that she resides there. also she showed an old 1995 unregistered sale agreement and this also does not apply right? if it applies she must vacate now she must go to civil court and then if she wins she can then claim but unnecessary troubling legal owners is criminal right?
--> For fences stolen police say that its her so she took it, but no one came on-spot nor any proofs she give
--> for illegal ragi police s not enquiring it nor on-spot visit

Kindly help me.

A.Dear sir
You have two options .
one is go to magistrate court and file private complaint.
Second is file different civil suits seeking injunction order.
