No authority or permission in flat No authority or permission in flat

I gave advance 5 lac to buy a flat at heart of cochin in 2006. My husband wrote the agreement in his own name. Ever since I am never allowed to enter the flat . My in laws gave the flat for rent without my knowledge in 2008. I have no entry to the flat nor they or my husband tell me anything over it. Now my husband want to give it to his sister for just 10 lac when it can easily fetch him 50 lac if sold outside. How do I take authority of the flat such that it benefit my 2 kids. The original flat documents with bank since some pending loan to be finished. Pls help.
