You can distribute your shares to whosoever you want. They will acquire your rights on it and no one can raise any objections unless it affects their interest in the property.

Your mother can execute a gift deed in favour of your wife. After the execution of the gift deed, get it registered within four months. It should be attested by minimum two witnesses.

You could ask for your share in the property of you father. If you father has left a will then the property would be divided according to that will otheriwise it would be divided among all the legal heirs according to the hindu succession act. You could get a legal heir certificate from the court and claim your share in the property.

According to rules and regulations issued by SRA in its official website, the following points are mandatory: Once the beneficiaries are allotted a property, they cannot sell as there is a lock-in period of 10 years. ...
