A. Good evening!
With respect to the non payment of the rent, the breach can be handled according to the provisions of your rent agreement. Consistent defaults can be dealt with by serving a demand notice for the payment. Further, an eviction notice can be served.

A. Dear Client

There is no specific law in India that mandates a fixed percentage for extra maintenance charges for tenant-occupied flats in privately owned residential complexes. If the Maintenance Committee is proposing to increase the maintenance charges for tenant-occupied flats significantly more than owner-occupied flats, you can express your concerns at the next annual general meeting and seek clarification on how the proposed charges have been determined.

A. Dear Client

You can send a written notice to the property manager stating that you want to renew the agreement at the original rent of 15000, and that you are willing to accept the 5% increase as per the agreement. If the manager refuses, you can approach the Rent Control Office in your area. Please consult a lawyer to understand best possible options for you.
