On the principle of easementary rights if you have no other alternative road to access your agricultural land then you will get civil rights to approach the Civil right and get suitable orders.

But other side you said that at the time excuation os sale deed your father was not present before the registration authority. How the sale deed execute.
Because at the time of excuation of sale bothe party will be present before the compitent authority.

After three years it will be expired. Unless there is renewal of such agreement it cannot be executed. If possession is not with the purchaser he cannot do anything. Take appropriate steps to protect your property.
