A.Dear Sir,
You can approach local civil Court and get injunction order against such persons and continue your possession legally. You are having all the legal documents and if there is any violation then small penalty will be imposed. All these years nobody complained as such their rights have been waived off.

A.Your flat is registered then Dont worry.
He can NOT make you vacate.
But you might have to fight for it if they complaint and municipality sends any notice to you.
Also check if building was approved as G+4 or G+3.

A.Don't worry. This is the common scenario in real estate that in the sanctioned Building Plans, most of the ground floors of the multistoried buildings are sanctioned as Parking area or garage but subsequently some of its area are converted to Flats and the registration of those Flats are done through usual process but at the time of mutation before the Municipal Authority, that Flat Owner has to apply for conversion of the parking space/garage into Flat and by taking the charges of conversion, that is to be done by the municipal authority and thereafter in the mutation record that will considered as a Flat.

It is necessary on your part to apply before the Municipal Authority along with your registered Sale Deed in your favour for mutation as well as conversion of the parking space/garage into Flat.

A.Dear Sir/ Madam,
You need not worry as this has nothing to do with you and you have registered documents. Let him file his complaint at MCD and let them decide, however you won't be left homeless in any case by the department.
