sale deed should be issued on both names in a joint ownership. if she is also a joint owner, then her name must be there in the sale deed, if her part is also being sold. considering the undertaking, if the wife is okay with giving money only to the husband and have no problem with it, then do it with all necessary precautions.

Panchayat limit properties with khatas are also A khata if you have Form 9 or Form 11A associated with the property. This 9/11A khata is better than B khata in BBMP. Especially if the location in panchayat is within 1km of bbmp and is a good area, you can go ahead and buy it. 11B is equivalent of B khata in panchayat.

Similarly, in BBMP do not buy flats which deviates from plan, as the property then will become B khata.
