A.1) The LockDown period is NOT deliberately done by the Tenant OR the Room Owner, but a few times in case of National Emergency such situation arises once in while, so practically speaking there is NO point including this clause in the agreement of Rental Lease.
2) The tenants who are doing Work From Home / IT Based are still paying to their Landloards/ room Owners as of now, as they are getting payments from their offices
3) This question depends on where your tenant is employed, Mostly the persons who earn generally pay, so as there are always exceptions
