I occupied a house as a tenant for the past 6 years, during this period the owner hasn't gotten anything repaired or fixed. She just says that I am living there or using the things so why should I get them repaired. Due to this I have spent to replace a 10 year fan and a 7 year old tap mixer from my pocket( 5000 rs). Apart from this there is also a local 3 ltr geyser , which is not in a condition to be repaired,l tried to get it repaired twice at a cost of 900 rs both times but the electrician gave up and said that the geyser's life is over and it can only be replaced. However my owner refused to get it replaced.The geyser was bought in 2011. Now that I have moved out, the owner is asking me to pay the cost of repairs/replacement for the geyser, a 2010 manufactured water purifier and also for painting the house. Please note that the house wasn't painted before being given to me. It hasn't been painted since the past 10 years. I have the bills for all the major repairs/ replacements carried out by me. Please advise if I stand a chance for recovery of my deposit if i send a legal notice.

A.You should send the legal notice through the lawyer.

A.1. you can contest the payment,
2. send the owner a legal notice through a lawyer to refund the security deposit without further delay,
3. if payment is not made despite service of the legal notice, you can file a civil suit for the recovery of the amount,

A.Dear Sir,
The matter may not end with legal notice but you have to approach the court. If you are ready to time and money then there are chances.

A.Share all the bills and documents vide legal notice with the owner and seek the amount for the replacements or cost, alternatively remove those.
