Rental agreement dispute

I'm a tenant and I bought a flat last year but the flat that was occupied by another tenant. Now the tenant wants to leave without adherit to the notice period but the owner of the flat I've rented wants me to pay the rent as per the previous agreement. I'm stuck between the two, please suggest.
