A.Hi,
Your landlord has a duty to ensure that any residential buildings on the property are safe to reside in. His failure to do so would expose him to liability from any resulting injury or loss of life. As such, serve both him and the building owner with legal notice stating that renovation must be done immediately due to safety concerns. Be sure to mention that they would be liable for any injuries arising out of their inaction. You will also have to inform your local development authority of the same, they will need to grant you permission to renovate, and will inspect the area to make sure any construction is in conformity with the law.

A.Hi,
If you wish to claim the property for yourself, you can file a suit of adverse possession after establishing that you have been in continuous use and possession of the property for more than 12 years. If you wish merely to renovate the property, serve the owner with legal notice of the same, citing safety concerns. Your local development authority must also be informed of the same as they have a duty to ensure all residential buildings are safe to live in.
