Dear sir
I am in a rented house in Bangalore from 2018 July, Rent agreed 16500 including maintenance, in June 2019 we revised to 18500, next one was to 7% increase but due to covid we did not do renewal mutually. Now I gave my landlord 1 month notice to vacate ends 15.04.21, he is delaying visits, though he came 11.04.2021 with some paint company took quote from him and went off without telling me anything, I heard 17000 but in the same building others are doing pairing at 7500 to 8000 . more over while we come to agreement he had agreed to install a good geyser of 9000 value but brought 3000 wala, it failed once company replaced it, again it failed due to same problem leakage, co rep told me this model has very much complaint and we have to go for next model which is improved, 2300 was the difference amount but my landlord says I have to replace the geyser. in reality I was not using this because of the problem it gave, I have registered complaints with manufacturer due to covid it got delayed and they did not show interest in replacing, in both landlord want me to listen to him, in fact the condition is to handover the property in good livable condition, I am ready but he is coming with lot of innovative ideas and companies to trouble me deduct my security deposit of 120000 how can I handle this situation. Please help me.

A.Dear Sir,
Send a legal notice to landlord and ask them to provide better facilities still nothing happens you can sue them in consumer court and make them liable for compensation

A.Dear Sir,
You have to send legal notice to land lord, ask him to provide better services or else move to court and make him liable.

A.Dear Sir,
Send a legal notice to other party and ask them to provide better facilities still nothing happens you can sue them in consumer court.

A.if you are shifting somewhere else than bangalore then he will know that you will not take legal action or action for small amount.
Mostly sending a legal notice by lawyer will solve your problem.

A.From the abovementioned details it can be clearly seen that the landlord has been acting in an dictatorial sense, spending less than promised and cheap amounts for basic utility appliances and charging ridiculously obnoxious amounts for paint and petty repairs is nothing less than a hypocritic approach but also a weapon to harass the tenants . usually such incidents are brought to the solution vide issuing strong legal notice to the landlord for charging unreasonable billings for paint and installing cheap, less than promised and sub-standard appliances inspite of huge rental increments, leading to harassment causing mental agony and heavy monetary damages incl. legal fees can also be claimed vide a legal notice, I am a High-court level Law-Practitioner based in Maharashtra, India, I try to empower people by helping them know about their legal rights as much as much as for free-under my capacity, if you do happen to like my answer you may procced to get the the Strong Legal Notice served on your Landlord at a Lowest Economic fee possible, feel free to reach me out for further advise by finding me on google and getting my details from Vidhikarya team.
