A.Aap money recovery ke liye court me case file kar sakte hai.
Kyonki jis makan ka patta likha gya h money lene wala uska malik nhi hai. Isliye usko makan ka patta rakhne ka koi adhikar nhi hai.

A.Hi,
If you have already done the title deed transfer to your own name then you may file a suit for wrongful possession before the civil judge's court. However, consider sending them a legal notice on the issue initially.

A.Hi,
You can send them a legal notice first, demanding them to vacate the house at the first instance. You may also consider lodging a police complaint u/S 441 for trespass under IPC.
If you find my answer helpful then kindly rate me.

A.Since you have a legally valid and registered lease deed hence you need to approach the civil court and file a case to seek relief under the registered lease deed and get her evicted from there.
