My father is a tenant of a pagdi system room in Mumbai, now he wants to sell his tenancy rights of that room but the landlord is not traceable. Can he sell the tenancy rights without permission of landlord ? If not, what are other options?

A.Hello
It would be illegal to sublet the property without the knowledge of the landlord. He cannot transfer the tenancy rights to another person without the permission of your landlord.

Your father cannot sell the tenancy rights to any other person without the permission of the land lord. You could do so only after the permission of the landlord. Contact the landlord in order sub-let the property.
