A.Dear Client,
Until and unless there is a condition in the rent agreement executed between you and the Landlord that the cost of repairing or renovation of normal wear and tears caused over the long use of the building shall be borne by the Land Owner, the nature of damages is treated as normal wear and tears and Landowner is dutybound to repair or renovate the damages or seepage not caused for the use of the tenant. So, go through the terms and conditions of the rent agreement and deal with the consequences. In case of any dispute, you may take the advice of an Advocate for guidance and steps.

A.Dear client,
It is the landlord's duty to take care of the maintenance of the property. He must bear all the expenses in relation to cracks, repainting etc. As the landlord is charging rent from the client, he can use a portion of the money to pay for maintenance

A.Dear Sir,
Normally, after few years of usage any property may become old building under such circumstances it is for the landlord/owner to get it repaired at his cost as he was taking rent and also at the end of tenancy he will take 1 month rent as white washing charges etc.
