Succession certificate Legal heir

Dear Sir My mother passed away 1 month back, so I have to transfer all her movable and immovable property in my name , Her bank account has myself as nominee ,but all immovable property with or gas no nomination as me ( Flat Mira road, shop Khopoli, plot in Gujarat) all amounts to around 60 lakhs .
Residence: Maharashtra, Thane .
Only son ( father expired 15 year's back)
Problem is I have incurred lot of debt , Lost my job ( currently jobless) for my mother medical expenses and care as she was bed ridden for a month, now situation so worse that it's hard to manage food.
So I want to ask is there any eaiser way to transfer of property as I only the son ( un married) and if not and only way is succession certificate ( what will be process fee cost + court fees + other expenses ESTIMATE) Rough estimate so that I can start saving or help or get the loan of estimated amount so that I can pay it after I get transfer of property.
You may take death certificate of your mother and family tree and approach the concerned authorities and follow the procedure as they may suggest.
A number of other documents such as legal heirship certificate, nominations and death certificate may be procured, as an alternative to a succession certificate, for the purpose of establishing an inheritance or aiding in the transfer of assets from the deceased.
