Dear Sir My mother passed away 1 month back, so I have to transfer all her movable and immovable property in my name , Her bank account has myself as nominee ,but all immovable property with or gas no nomination as me ( Flat Mira road, shop Khopoli, plot in Gujarat) all amounts to around 60 lakhs .
Residence: Maharashtra, Thane .
Only son ( father expired 15 year's back)
Problem is I have incurred lot of debt , Lost my job ( currently jobless) for my mother medical expenses and care as she was bed ridden for a month, now situation so worse that it's hard to manage food.
So I want to ask is there any eaiser way to transfer of property as I only the son ( un married) and if not and only way is succession certificate ( what will be process fee cost + court fees + other expenses ESTIMATE) Rough estimate so that I can start saving or help or get the loan of estimated amount so that I can pay it after I get transfer of property.

A.Dear Sir,
You may take death certificate of your mother and family tree and approach the concerned authorities and follow the procedure as they may suggest.

A.Dear client,
A number of other documents such as legal heirship certificate, nominations and death certificate may be procured, as an alternative to a succession certificate, for the purpose of establishing an inheritance or aiding in the transfer of assets from the deceased. It is comparatively easier to obtain these document
