I have paid 15000 as 2 month advance while I'm joining the pg to owner. Due to my sudden occasion I'm vacating pg in the middle of the month and I'll vacate the room as the same but the owner is refusing me to pay the balance days amount and along with that as maintenance charges 1000 will be debited only 6500 will be provided to me. What should I do to get my balance money for those days which I have not stayed in pg.

A.Dear Client,
When a rent agreement is executed for payment of rent on a monthly basis, then for vacating the rented premises mid of month, computation of monthly rent cannot be made on a daily basis. A notice period for terminating or vacating the rented premises is counted full month. It is up to the tenant PG when to vacate the let-out premises. If the rent agreement says that the monthly maintenance charge will be borne by the tenant PG, then you have to abide by the said terms of the agreement, otherwise, you may claim a refund of the said charge from the Landowner. Apart, for the denial of refund by the landlord, you may escalate your grievance before the Rent Controller of the concerned area;/place for redressal of your grievance after serving a legal notice.

A.Dear Client,
When you vacate a paying guest (PG) accommodation before the end of the month, it's common for the owner or landlord to calculate charges for the days you stayed and deduct the expenses they incurred, such as maintenance charges. However, you are entitled to receive a refund for the days you did not stay in the PG. Here's what you can do to ensure you receive the balance money:

Review the Agreement: Refer to your PG accommodation agreement or contract, if you have one, to understand the terms and conditions related to early termination, refunds, and maintenance charges. It may specify the rules for such situations.

Discuss with the Owner: Have a clear and respectful discussion with the owner or landlord regarding your intention to vacate early and request a refund for the days you won't be staying. Be sure to understand their perspective and any charges they intend to deduct.

Request an Itemized Bill: Ask the owner to provide you with an itemized bill or invoice that details the charges, including the rent for the days you stayed and any maintenance charges. This will help you understand the calculation.

Negotiate: If the owner is withholding an unreasonable amount, try to negotiate a fair settlement. Mention any provisions in your agreement that support your request for a refund.

Document Communication: Keep a record of all your communication with the owner, including any text messages, emails, or written agreements, as these can be used as evidence if a dispute arises.

Check Local Laws: Familiarize yourself with local tenancy or lodging laws and regulations. In many jurisdictions, there are laws that govern tenant-landlord relationships and may include provisions regarding refunds and early termination.

Mediation: If you are unable to reach an agreement with the owner, you may consider seeking mediation services. Some local authorities or housing associations offer mediation to resolve disputes between tenants and landlords.

Legal Action: As a last resort, you can consider taking legal action to recover the balance money if you believe you are being treated unfairly. Consult with a lawyer who specializes in landlord-tenant disputes for guidance on this option.

It's important to approach the situation with open communication and a willingness to cooperate with the owner to reach a fair resolution.
Thank you.
