Flase legal notice by tenant

we have rented out 2 bhk home in madurai,TN,which is being used for both commercial play school and as dwelling home
we gave verbal notice to tenant in Nov 2018 to vacate in mar 2019.
but now tenant gave false complaint on us ,that
we increased the rent and threatened them to vacate the flat with goons help.
they have sent a legal notice on same
We are totallly upset with false claim.
In our rental agreement , it doesnt cover termination or eviction clause.
please let me know how to evict them soon.
Their main purpose to stay in the flat and enjoy the benefits by dragging the court case and expecting money from us.
Just issue 15 days legal notice as per Section 106 of Transfer of Property Act and then put their belongings outside the premises and let them go to the Court.

1[106. Duration of certain leases in absence of written contract or local usage.—
(1) In the absence of a contract or local law or usage to the contrary, a lease of immovable property for agricultural or manufacturing purposes shall be deemed to be a lease from year to year, terminable, on the part of either lessor or lessee, by six months' notice; and a lease of immovable property for any other purpose shall be deemed to be a lease from month to month, terminable, on the part of either lessor or lessee, by fifteen days' notice.
