In Schedule-B, the total site measurement is shown as 30X40 (1200) square feet. Is it mandatory to describe it as East to West 30 ft and North to South 40 ft totally measuring 1200 sq ft. Which of the above descriprion is legally valid?

A.Dear Client,
Property demarcation means physically dividing the property into metes and bounds (i.e. area and boundaries of each property will be made). For example, a land of 1 acre may be divided into 4 parts and each part will have a definite area and definite boundaries. Only the recorded owners of the property can apply for demarcation to the Tehshildar/Land Revenue Officer or it can be done on orders from a Court of law. As per the topographical land survey, layout marking and demarcation are done inclusive of roads, plots, commercial spaces and extra spaces for public use etc. The demarcation is almost purely a technical operation, carried out jointly by the surveyors, acting as boundary engineers, of both parties. The result is a record of great importance in avoiding future disputes. So, the demarcation of land or property is mandatorily required to be mentioned in the Schedule of the Deed of Conveyance to deter a dispute between the parties in the future.
