Hi,
i want to sale my 7 guntha agriculture Land in, saswad Pune
i need money, so i want to sale
as per tukade Bandi i am not able to sale, but can i sale via POA
can any one advise about this.

A.Fragmentation and Consolidation Act bars fragmentation of agriculture land with some exceptions.
Power of attorney can have same effect as you can sell personally in the eyes of law.
Therefore prospective purchaser can apply for SDo or Collector for permission to digg new well.Thereby your transaction shall be regularised.
There are also other exceptions available to you.
