Yes, from the perspective of N, the transaction between X and N is lawful; nevertheless, this can be challenged in a court of law. The transaction between Y and M will not be completed since it occurred before the court's order to place the full 12 acres in the name of Y.

According to the Hindu Law, properties can be classified into two types: an ancestral property and a self acquired property. The self-accquired and undivided property of a person's great great grandfather becomes an ancestral property. All the legal heirs have equal share in the ancestral property. Your father could give self accquired property solely to his son but cannot give the ancestral property. You could claim your share in the ancestral property.

A. You are required to obtain ghoshwara number of your file. Your file must be in record room. Apply for certified copy and after obtaining certified copy file required application in court to take up on record the certified copies of documents and to release the origional documents lying on court record.
