icon What is the validity after paying query payment till property registry?

I made query payment online on 14/04/2021 & got registration of my flat on 24/06/2021 via commissioning at builder's place. After few days someone from registration office called builder/me saying

A. hello,
Time duration for registration after query payment is different in different states in India. But in general and mostly states it is 30 days duration in which you have to register the property and if not able to because of some reason then you'll have to extend these 30 days by informing within the 30 days. If not then they could charge you delay fees in registration.
Thanks.

A. Dear Sir,
You can file a partition suit and take all those contentions. Seek relief of partition and such sale deed may be asked to be declared as null and void and not binding upon you since it is a family property in which you have a share.

A. Dear Sir,
Filing a suit is of waste as everything is borne by conduct of the parties as they are enjoying the properties as per their unregistered partition deed and followed by Gift Deed and actual possession. Nobody will get any benefit if anyone of them approach Civil Court.

icon Partition deed

Hello sir I have few concerns on partition deed My father is planning to do partition deed with me and along with my 2 sisters. Question i have is property that will be included in the partition

A. Dear Sir,
Yes, such property can be included in the partition deed and your father is liable to pay off the outstanding loan. Better take an undertaking from your father that he is liable to pay outstanding loan amount. Just accept such proposal as it seems to be a self acquired property of your father.

A. Dear Sir,
Such legal heirs cannot claim the property as it is time barred. The other party became owner of entire property since no action was taken within limitation period of 12 years by the legal heirs of deceased co-owner.

A. Dear Sir,
Yes, now she is your friend and you can jointly register the property in your name and in the name of your would be wife. But, before taking such decision think twice because so many issues are being arised if she became joint owner of your property.
