A. If there is no heir are left in both of this two deceased person you are eligible to keep whole property. I don't know where are you living, if you are paying land tax before concerned authority with succession certificate if any or other documents which are demanding that authority in your name is sufficient to establish ownership. No need of registration.

A. Yes, that is enough to remove her name in your passport. One more thing there should be seal and signature of the committee's president and secretary.

If the inheritance was done on kararnama, it can not be revoked until there is mutual consent or if one of the party challenges it.
