A. See of the builder is showing that he owns that property legally and has sough all the approvals to run a commercial activity from there then he can do so. Also while doing that he should seek the approval or consent of the Society/Association.

A. Without a registered PoA you will not be able to get the property registered including her name. SO, the alternative for you is to remove her name from the Sale Deed.
There should not be any problem. I did not get it that why they made you sign an Assignment Agreement? Is it done in place of Agreement to Sale?

A. From your question it seems that the father specifically wanted his son to have the right to live in that property and did not give the right of alienation, meaning right to sale, in this case the son will have to check if there is any possibility that the property devolves to him by any method of succession or survival of all legal heirs.
Through this will ( by probate) it is not possible to seek the right to own and alienate this property.
