Under Section 2 (n) (iii) of Real Estate (Regulation and Development) Act, 2016 parking is included in common area. Whatever charge is applicable on common area is applicable to parking also. Only garage is enclosure on three sides, not parking.

A. Generally your position in the agreement goes according to the terms and conditions made. As u said there is no agreement made between you and the builder. You should first see in which year the builder had promise you to hand over the property if that date is gone then you can approach RERA for further remedy. You should also check whether that builder is RERA affilated Or not.

Natham Poramboke is a waste land in the terms of the Revenue department. Usually, in the olden days the farmers used the vacant site in front of their house for thrash the Paddy crop. However, if this land has got patta, you can buy the same, but you cannot indulge in any commercial activities upon that land.
