You can claim your share in the property by filing a suit as you are also a legal heir (Class 1) of your deceased husband under the Hindu Succession Act.

A. Hi,
Every person who has been aggrieved has a right to approach the court, however they will have to give sufficient valid ground for the delay caused in filing of the suit.
Further, they will have to provide all the documents which support their arguments. They can add that they were in the possession of the property for 42 years.

You can stay there until the rent agreement expires. You cannot compel your landlord to sign ay affidavit as it is his property. We would suggest arbitration or mediation to come to a compromise.
