Government Natham Poramboke
Is it safe to buy natham poramboke land which has already got patta from government ? Near by that area there are lot of poramboke lands which has not got patta yet? What are all the risks involved?

A. Hi,
Natham Poramboke is a waste land in the terms of the Revenue department. Usually, in the olden days the farmers used the vacant site in front of their house for thrash the Paddy crop. However, if this land has got patta, you can buy the same, but you cannot indulge in any commercial activities upon that land.

Non payment of rent in redevelopment if our Society
We had entered into a redevelopment agree in 2011He got IOD in Mar 2017 & issued vacation notice in Jun 2018.We vacated in Aug 18 . Our builder has stopped paying rent since March 2019

A. Hi,
Filing multiple cases on the same issue in different courts is an abuse of court process. You can either get your case transferred for file an application for order to expediate the present process before the court.

You can ask them for the details, but the reason you haven't been intimated of the same is most likely because the builder himself has no idea, at least so far, what sort of parking facilities will be provided.

Your brother will be the sole owner of the flat once you sign the release deed. Your brother can apply loan keeping the flat as mortgage only after he becomes the owner of the flat. For a succession certificate, you need to apply to a magistrate or a high court.

You can send a notice to the builder to clear the dues. Also, if there is any proof of the arrangement it might be helpful or else Mr A will be liable to pay the loan amount.
