Respected Sir my name Ashok Kumar Das from Kolkata westbengal.sir my rental agreement 2 year's but I want to leave before completing agreement, I also told landlord but he said I can't refund your deposit money right now and says if new tenant come then I will give you your deposit money , in lockdown period I lost my job sir what I do ? Please help me

A.You can vacate and claim amount if not given then file a suit for recovery. As it is not registered so his stand will be rejected. Lock down is the best reason and ground for you to vacate.

A.Please refer termination clause, in absence of the same you may give 30 days' notice to vacate the premises. Failing to pay back the deposit, you may institute a recovery suit.

A.1) Now practically speaking you have only few options-as your rental agreement 2 year's but you want to leave before completing agreement then find a NEW TENANT for the landlord & adjust the Deposit
2) Now as you have lost your job, where are you NOW going to stay then- Other option is TELL your landlord that u r into deep trouble & Ask him to give some amount back
3) Other option is Ask him to STOP the RENT from next month & take ADVANCE PDC CHEQUE of your deposit amount & Mention it in the Agreement in ending NOTES
4) If you rely that the Landlord will give you the DEPOSIT back even if you vacate the premises then do so, at your OWN risk
5) The last option is if you have NO other place to go OR stay elsewhere, keep on staying till he sends you a Notice for vacating the premises, At that time you can have the proof that you was ready to go out but the owner could NOT refund the DEPOSIT. (But keep a Mobile recorded proof now that he has said he does NOT have the security deposit to return to you)
