I'm going to buy a plot to promotor ipaid advance than he gave a document. Document r pakka. But promotor name is not there in the document. Land owner not able to sale that plots . I mean land owner have 1acre 46cents . He get dtcp approved on 2018. I checked that in net yes it is dtcp approved. So land owner made 39plots there . He not able sale that. So he gave a power. That documents r there. But I talked with that power person. He saying dont fear sir . I'm the power of that land. V made registration . But I'm scare if it is safe or not.

A.1) Before giving him the advance you should have looked through all the documents and verified the same
2) Now as you are saying the promoter name is NOT in the in the documents mentioned so you are at a very high Risk and regarding the power person OR the “Power Of Attorney Holder” it is very much clear that you have made the PAPER WORK with the person in power but the Actual Documents are actually NOT in his name. Is the power of given to the person is a Registered Power Of Attorney. Do let us know if the Power Of Attorney is NOT registered, the POWER OF ATTORNEY ON NOTARY & STAMP PAPER is NOT valid for such Land dealings.
3) Then do make sure you ask to make the refund of the payment as the land owner who himself is unable to sell the plots & land. what is the use of you also purchasing it..selling of such land or plots will really become a tough time.
4) Go for a friendly talk & tell him you are having some financial problems & ask for refund of money preferably by Cheque.. So atleast your refund will be secured. See he will make excuses for the refund..

A.If developer having power of attorney then don't warry. Or if property owner are consent for it then go to the nearest sub register office or made such documents on your name
