1) Flat Purchase and Registration was done on my father name in 2011 and before seven years in 2013 he expired and he make a will in which the flat was given to my mother and me by ratio of 50-50 but will is not register
2) Society Share Certificate, Maintenance and Electricity bill is on my mother and my name ( joint name with mother)
3) I have 2 Brothers no sister both are married and agree to transfer 100% on my name no one have any objection.
4) I want to transfer it my own singal name
5) I heard my mother can make a gift deed
6) Is it mandatory to make the gift deed registered ?
7) Can i get the format of the Gift Deed ?
8) Is my brothers NOC required ?

A.Dear Sir,
You have to get release deed from your co-owner in respect of her/his 50% share and thus you will become owner of 100% property.
