We had signed a sale agreement to buy a property, its been 4 months now but we didn't registered the sale agreement (was not aware of that). Our land owner was purposefully delaying things whenever we ask him for any document to make our loan approved. We had provided him 20 lakh in advance (11 lakh thru cheque and 9 lakh in cash). When we informed him that our loan is approved, he started demanding more money than in the agreement. He insists us to give him the tax amount too (which he is supposed to pay) in additional. Now he is not even responding to our calls, have tried to contact through many ways. What can be done on this. We primarily aim to get our money back.

A.Hi,
Give a notice allowing him 15 days' time to refund your money failing which you have to file one criminal case against him to refund the money. Though you can take legal action against the Landowner but if you go to court then the landowner will get more time for making payment to you. It will be better if you solicit the matter mutually.
