Legal Partition of Ancestral Property

I have an ancestral property of my great grandfather of 1940-1950. In which I and my father lives. My great grandfather had two son. My grandfather and his elder brother. My grandfather never quarrel with anyone. He worked in Agra University, where as his elder brother was civil advocate and clever enough. In my great grandfather's this property where i am living, elder brother of my grandfather occupied constructed portion near to the road and gave rest portion of backside to my grandfather. Open land between road and that constructed portion, the first half of that land gave to my grandfather and second half taken by him. That time there were two common rasta for both brothers. After then that elder brother occupied that second common rasta also. now the situation is, in my grandfather’s portion i have only half unconstructed land before his elder brother's land and house portion, and portion at back. Now the building is not so strong, so when we discuss to sell this property to the members related to my grandfather's elder brother’s, they say sell your own side/portion. Even this house is still of my great grandfather. No legal partition happened. Now the situation is if for example this property value is 100 rupees, and if we sell our back portion which has one common rasta, firstly, no one will buy and if someone ready to buy he will give only 20 rupees. Means even after 50% share, i will sell it in loss. What we need to do? how can i partition it legally, even if the second party is not ready.
मेरे परदादाजी (मेरे दादाजी के पिताजी) का वर्ष 1940-1950 का एक मकान है। उनकी दो पुत्र संतानें A और B थी। बड़े पुत्र A के तीन बेटे और तीन बेटियाँ हैं। छोटे पुत्र B के 5 पुत्र व तीन बेटियाँ हैं। A और B दोनों का देहान्त हो चुका है। A के तीन पुत्रों (C, D, E) में से C की दो विवाहित बेटियाँ हैं, D के दो बेटे हैं, और E अविवाहित थे। C, D, E तीनो का देहान्त हो चुका है। A के तीन पुत्रियों (F, G, H) में F और G विवाहित हैं जबकि H अविवाहित हैं।
B के पाँच पुत्रों (M, N, O, P, Q) में M और N अविवाहित थे, जबकि O के दो पुत्र, P के एक पुत्र और दो विवाहित पुत्रियाँ, Q के एक पुत्र है। M, N, Q का देहान्त हो चुका है। B की तीन पुत्रियाँ (X, Y, Z) तीनों विवाहित हैं।
घर का वर्तमान तक कोई भी कानूनी तौर पर बँटवारा नहीं हुआ है। A बड़े थे और पेशे से वकील थे, B छोटे थे और विश्वविद्यालय में कर्मचारी थे। A ने B पर मौखिक तौर पर बँटवारा करने का दबाव बनाया और सबसे पहले खाली भूमि में आधा शुरुआती B को दिखा दिया उसके बाद आधा स्वयं A ने ले लिया फिर पहले आधा हिस्सा A ने ले लिया बना हुआ मकान और पीछे पड़ा आधा खाली हिस्सा B को दे दिया। B ने लड़ाई झगड़ा का सोचते हुए बड़े भाई A का मौख़िक बंटवारा स्वीकार किया और पीछे की ज़मीन पर कमरे बनवा कर रहने लगे।
वर्तमान में इस घर में D की पत्नी और एक बेटा, H; P उनकी पत्नी और एक बेटा और Q की पत्नी और बेटा रह रहे हैं। घर बिलकुल धाराशाई होने की तरफ है पर A की संतानें घर बेंचने या कानूनी तौर पर बँटवारे को तैयार नहीं है। जब भी D के बेटे से घर बेंचने की बात करते हैं वो बोलता है कि आप अपना हिस्सा बेच दो। यह कैसे संभव है बिना कानूनी बंटवारे के? और यदि पूरे घर की कीमत उदाहरण के लिए 100 रुपये होगी तो पीछे के हिस्से के कोई 20 रुपये बमुश्किल देगा। और बिना कानूनी बंटवारे के मेरा तेरा हिस्सा कौन सा हो गया? A की संतानों ने घर के कागज़ और नक्शा को भी छुपा दिया है।
प्रश्न यह है कि कैसे कानूनी तौर पर बंटवारा किया जाए? क्यों वो ऐसा बोल रहे हैं कि अपना हिस्सा बेच दो जबकि कोई कानूनी बंटवारा अब तक हुआ ही नहीं है। ऐसी संपत्ति का आगे क्या होगा?
