Plan approval and katha Plan approval and katha

On May 2020 I purchased one property in Adarsha Nagar Arasina kunte Nelamangala. Municipal corporation taken hand over from gramapanchayath this year.
We purchased a under construction house, plan approval was in the name of seller, at that time seller advised us to register only site and later when u get e khata u take approval on ur name itself.

My confusions are:

1) When I purchased property it was 11 A E khata from arasinakunte gramapanchayat but now Municipality issuing Manual katha, is it safe to get manual katha now

2) Can I use plan approval which was already in the name of seller itself ( site regd in my name and building plan approval in the name seller will it make issue)

3) If I take building plan approval on manual khata issued by municipality will it be safe and legal.

4) will it make any issue in future if I want to sell my property...
