Landlord is depressed due to tenant

I am a landlord single woman rented a house to a tenant (mother and son ) living together delaying rent how due has gone to lakhs when I ask rent they said financial situation i said ok after more months i understood they are cheating when i ask they his son is threatening i will not give money whatever you can do that and i spoke with his mom ,I gave 100 rs stamp paper to write due amount and when you will clear the due and vacate they wrote in 100 rs stamp paper that they will clear the due and vacate before 31 dec 2020. both of them signed in stamp paper till now there is no response from them .Daily they are going out with their friend in morning and coming at night then next day same continues weekly atleast 3 to 4 this occurs.I have the rent receipt,agreement ,video and audio clipping what his son and mother spoke.First on Jan 1 2021 i will lock the gates if i didnt lock the gate they will go out and enjoy then i will go to the policestation i will give complaint and file a case against the tenant.so please help this step is ok taken by me.
Can you say about new tenancy act 2017 and i am very depressed due to this and to get compensation along with dues.

You can file for eviction if they do not vacate the premises. Further you can file for harassment and default of rent.
You can file for eviction if they do not vacate the house by the 31st December 2020. You can cut the money from the security deposit. If not, you can further file a suit against the tenants for default of rent.

Your tenant is in default of rent payment and are liable to be evicted however you can take action against them in the police station instead of moving your eviction petition in the court.
