Hi, X did registered sale agreement to the Y after X's mom's death, here in agreement X is uneducated & not aware of what was mentioned in agreement, so Y mentioned as below ,after clear partition of X's share of ( combined property with other 3 people like sisters which was unpartioned as a whole, here no one is willing for partion at present ) Y aware of dis before only and did agreement, so it's been around 2.5 yrs, where Y is not coming for sale deed, he just paid 50k advance , here Y actually doesn't want to buy but intentionally he did sale agreement in order to demand something , X is aged & they r very poor they are at last stage and want money immediately for their medical needs. want to sell their share but if we give notice to Y ,then X is afraid of dat Y will reply like 1st u divide & come which will never happen, not agreeing to take advance money and some extra money also,if Y reply like this again agreement time will be extended 3 years it seems. & suit, court all will take long years, here how can X can sell his share to others,here X's sisters are ready to buy,but this sale agreement is coming in online, X family dey literally suffered a lot with cunning mind of Y. Please help, In agreement,only that partion clause only mentioned, nothing more than that, no time. no Period limit nothing, please guide, it's a kind of support for needy & best service.

A.Subject to the terms of agreement if there is any time limit for payment and execution and registration of sale deed and if time has expired then act accordingly and issue notice for termination of agreement but if there is no limit then issue notice calling for payment if balance sale amount within specific time failing which also mention that stated sale agreement shall stand terminated and you shall be free to sell to any other person of your choice.

A.Hi,
We would advise X not to deal with Y to avoid unnecessary hassles. He can enter an informal partition deed with his sisters and then sell his share to them.

A.Hi,
X can enter an informal partition deed with his sisters and then proceed to sell his share to them. This will avoid legal troubles. He does not have to sell to Y as this will only cause problems.
