My tenant has been living in my house leased through an agreement for 11 months which has already expired on 05-01-2020. Some time was given initially but due to COVID it prolonged but he has not paid for the last 16 month's rent. As per the neighbor he has shifted all his luggage elsewhere for four months. Now he is saying he can not vacate because some of his turmeric bags are lying in the house. He is neither paying rent nor vacating the house. What should we do to get the house vacated & rent paid through a method which does not go against law?

Greetings to you
You can send a notice to the tenant for rent arrears.
Still there didn't respond you can file case against them for eviction and default payment.
