Flat to be purchased Flat to be purchased

We stay in a co op hsg society from last 16 years which has three wings A B and C ,respectively of 4,4, and 3 floors. Im going to purchase flat in b wing on top floor to which some open terese portion of C wing was attached to the same flat by the builder while construction also there was tilt parking on ground floor, according to builder plan was revised and everything was regularized. Including terese and tilt parkings in to bedrooms. I m going to purchase the flat which was earlier registered as 565 sq ft and rectification deed is going to be passed between builder and seller, before our agreement to currect the long pending matter, but including that open terese it comes upto 700sq ft. But in revised plan also terese is not showing connected to flat, should we register the flat as 565 or 700. If we register the flat as 700 will it create problem in loan, or can we prepare seperate ahreement for both flat and terese. Need help urgently as i have paid token and remaining i want to take loan..the advocate who is preparing our agreement said it is ok, but i have doubt that when loan will be proposed bank person can raise query that terese is not showing
