WB Property Registration through POA

Actual owner of the property based in Kolkata has given registered Power to a person for executing all the legal formalities and sale of the property. The power holder as well as the purchaser have all the id proofs like PAN and Aadhaar id proofs. But the actual owner does not have or will not produce any of his id proofs during registration. He said clearly that power is already given and will not produce any further documents. So how can the purchasers register the property in his name in west bengal. The purchases are hell bent to buy the property. What are the ways and process?

A.To give opinion, it is necessary to scrutinize that registered Power of Attorney because that registered Power of Attorney is required to be with the identity proofs of that property Owner. Therefore, it is necessary to check that registered POA .

The POA holder is just a facilitator to execute the document and perform the process of registration on t he behalf of the seller and all the details of the seller including his PAN number needs to be keyed in the registration form and as well as in the Sale Deed. Without that it can't be done.
