Legal heir certificate total cost in mumbai

I have property in Navi Mumbai panvel city. Which i brought 1 years back. I have taken 40% bank loan. In the agreement first name is mine and second name is my dad and my dad expire 4 months back. And now i am selling property. So the property agent told me without Legal heir certificate i can't sold the property because i have taken home loan.
The Legal heir certificate cost is 75K from court and 50K lawyer fee. So total i have to pay 1.30Lakh for Legal heir certificate. i can't afford to pay this huge amount because i am already in loss of 4 lakh because property price is down. So is there any other way to sold the property.

A.Dear client, No legal heir certificate is required to sell the property if the title of seller is clear and marketable. The legal heir certificate cannot even be issued for an immovable property.
