I want to purchase a 2bhk flat , the builder is a local builder. Basically he has a plot in which he is constructing a 3 story building , each floor has 4 flats . (12 flats overall). But he has divided the entire structure into 3 and has only 3 maps for entire structure. As per my understanding, each flat should have its own map. Should i see this as a red flag or is it possible legally ?

If there are four flats in each floor then the builder showing only three floors in each floor is not fine as that will create issues later on when you want to dispose the property. Also it seems that the builder is not following the sanctioned plan. You need to be careful here.
