Hello sir i have purchased one building on march 2021 we have put time of 1 year in biyana agreement now date is coming on 2 feb 2023 we have payement in pur account but owner cant do registery as some case is running on the property as it is shop cum flat sco building the building is under puda punjab urban and planning authority the thing is seller dont have noc without noc its not possible but puda is not giving noc because some legal cases on building so we dont want to leave this building we are here frm 5 years before we are tenant but last year we did the deal but nw he use to threaten us to leave the building nd take the money so wat should we do i cant leave that building i want it at ang cost we hve given 50 lkhs token money in his account all money is transfered not given by cash so pleaee do suggest what should we do as we hve to go to court on registery date as he is saying to give rent after giving 50 lkhs as the deal is of 1 crore 19 lkhs but the possesion is with us

A.Dear Sir,
U can get issue a legal notice to execute registered sale deed otherwise file a suit for specific performance. Such suit can be filed within 3 years of execution of such sale agreement.
