Resell property has litigation

I am about to do a deal with the 3 year old flat in Pune. Society is already established and people are living there. Before finalized the deal I have checked the RERA, it is showing 2 litigation on it. One is civil and another one is criminal case, and the cases are running since 2007. Society has been handed over on 2020 but litigation is still there. sell and buying is still happening also SBI is giving home loan as well. If I make a deal will it create any issue in future?
