Joint Home loan ownership transfer to my Mother

I have a flat in Noida that is owned by my wife and me. Loan is also also in name of me and my wife. Now I want to transfer my part of property to my mother. Can I do that ? If yes How ?
Also, do I need any kind of signature or approval from my wife before transferring my share of the property?

For transferring your part of property you need to get a No objections letter by your wife. Also there is loan on the house so you also have to make an agreement which should be mentioned that loan is going to be paid by you.
