regarding Difference in Room numbers

a society which having total number of 36 flats. In 1989 when flat registration was going on builder has given 2 different flats considering as one single flat on 2nd floor, of b wing stated as room no.11 and 12. My parents had purchased flat on 3rd floor which is 570 sq.ft all the charges stamp duty paid already.so builder has issued the room number on the agreement stated as b-13 and mentioned 570sq.ft area issued in the name of my parents. in which area is right bt room number is not.
after a while society has given us room no 14 and in our light bill/tax/maintenance/water bill , contain address which includes room number 14 only. as my parents are not educated they continue mentioning flat no 14 in our address.
now in 2023 when my dad wants to do gift deed to me, he shown papers of agreement to me where I have found this difference of room numbers, our society committee is not cooperating to resolve this issue and refuse to admit that this fault is cause by the society mistake or the builder's mistake.
so need a advice regarding this scenario of gift deed and room number problem.
any verbal or written communication with committee never entertain by secretary. what to do in this case ? is any lawyer can help to resolve this issue?

If no there is no existence of Flat No.14 then you may mention Flat No.13/14 of 13 alias 14 and give boundaries correctly to identify the property in the Gift Deed.
